JDC One Acacia Corporation, operator of JEG Tower in Cebu City, has signed a retail electricity supply agreement with COREnergy, a subsidiary of Vivant Energy, securing a fixed-rate for the next two years and price stability for its commercial office building.

By transitioning to the Retail Competition and Open Access (RCOA) framework, JEG Tower contracted 0.6 megawatt of energy capacity, gaining greater control over one of its largest operating expenses and optimizing building operations to provide an efficient workplace for the business and professionals that occupy its office spaces.

This collaboration marks a significant milestone for the 22-storey premier office building towards a more strategic energy management.

“Electricity is fundamental to how we operate our building and serve our tenants,” said Marivic Sembrano, President of JDC One Acacia Corporation. “By taking a more strategic approach to energy procurement, we’re able to better manage one of our major operating costs while continuing to provide a reliable, comfortable, and productive environment for the businesses that have chosen JEG Tower as their workplace.”

The partnership reflects a shared legacy between JEG Development Corporation (JDC) and COREnergy’s parent company Vivant Corporation, both longtime champions of the Cebu Business Community. JDC traces its origins to Escaño family’s long history in industries that have helped shape the region’s economic development, including the power sector. Today, they continue to flourish that legacy through complementary businesses – JEG in commercial real estate while COREnergy in retail electricity bringing together decades of experience to create greater value for Cebu’s growing business community.

“This partnership is particularly meaningful because it brings together organizations that share a longstanding commitment to serving Cebu’s business community,” said Marko Sarmiento, COREnergy Vice President and Head of Operations. “Commercial buildings occupy a unique position because the benefits of more efficient energy procurement extend beyond the property owner. When building operators gain greater visibility and control over electricity costs, they’re also strengthening the services they provide to their tenants. Retail electricity is not just about managing costs. It’s about enabling commercial properties to operate more efficiently and creating better environments for the businesses inside them.”

The agreement enables JEG Tower to secure predictable generation costs while gaining access to COREnergy’s customer portal, which provides daily and hourly load profiles, billing history, load factor, and historical generation charges. These insights allow building management to monitor energy consumption more effectively, make informed operational decisions, and identify opportunities to improve efficiency over time. Through the RCOA framework, JEG Tower is able to take a more strategic approach to managing electricity – one that benefits both the building’s operations and the businesses it serves.

As more businesses seek workplaces that support operational reliability and efficiency, energy management is becoming an increasingly important differentiator for commercial real estate. Through the RCOA framework, property owners are gaining greater flexibility to optimize electricity costs while improving how their buildings operate. JEG Tower’s partnership with COREnergy reflects this growing shift toward viewing energy not simply as a utility expense, but as a strategic investment that enhances building performance, supports tenant satisfaction, and strengthens long-term business competitiveness.
